1. Where is the project located?
Ans: The project has a very prime location in Dehradun.
It is just situated on the banks of the Ripasna River, only 2 mins away from Rajpur Road.
The other major road, Sahatradhara Road is also just 1 Km away. The upcoming IT Park situated on the Sehstradaha Road is two minutes from the site. The city Clock Tower is at a driving distance of 5 mins.

The project has a very scenic location. It has a permanent unhindered view of lush green mountains on one side and a river on the other.

2. What is the size of each apartments?
Ans: 1515 Sq ft Super Area. All apartments (apts) are 3 bedroom apartments.

3. What is the total no of apartments?
Ans: 500 Nos, out of these only 80 have been launched in Phase - I.

4. What is the total plot size?
Ans: The entire project is spread over 73 Bhigas, however in Phase -I we are offering apartments spread over 8 bhigas

5. What is the rate per sq ft.?
Ans: Rs. 2200 per sq ft + PLC + Parking +IFMS (Interest Free Maintenance Security)

6. What is PLC?

7.How much will I be charged for Parking?

8. What is the rate of PLC?
Ans: It is 5% of basic value and Maximum 10%.

9. What is the booking amount?
Ans: 15%

10. Is there an installment plan available?
Ans: Yes a construction linked installment plan is available.

11. What is the cash down discount?
Ans: 8%

12. What is the time of possession?
Ans: Till March 2009.

13. Is there a Penalty clause?
Ans: Yes

14. Is the project govt approved?
Ans: Yes, the project is fully approved by MDDA (Mussorie - Dehradun Development Authority)

15. What will be the mode of payment?
Ans: Full amount in cheque/DD (Payable at Delhi), favouring PC Developers Pvt. Ltd.

16. What is the appreciation potential?
Ans: By possession the rate per sq ft should be around Rs 3000

17. Is there any restriction on re-sale?
Ans: No, the apt can be freely re-sold after 20% of the payment has been made

18. What will be the transfer charges?
Ans: The first transfer will be free

19. When will the next installment be due?
Ans: The next installment of 10% will be payable within 30 days, thereafter the further installments will start on allotment and execution of buyer agreement.

20. Is there 24hrs power backup facility?
Ans: Yes

21. How far is the project from the boarding schools in Doon Valley?
Ans: 5 Kms. From Doon school
